초록/요약
국내의 공동주택 리모델링 사업은 추진 의사결정과 관련된 확정된 지표나 기준이 없이 리모델링 이후의 막연한 기대 수익을 토대로 시행되고 있으며, 이는 사업주체인 공동주택 소유자들로 하여금 리모델링을 실시하더라도 최소한의 비용만을 투자하고자 하는 현상유지의 관점을 갖게 하고 있다. 이와 함께 리모델링에 대한 의식부족, 수직증축 불허로 인한 편익 감소, 기존 구조체로 인한 평면상의 제약, 사업주체의 비전문성 및 사업지연 등의 원인으로 인하여 국내 공동주택 리모델링 시장은 활성화되지 못하고 있는 실정이다. 또한, 리모델링 시장의 침체로 인한 적은 사례 및 비용 관련 자료부족으로 인하여, 리모델링 사업의 수익에 영향을 미치는 항목에 관한 연구 이외에 리모델링 사업의 수익 및 비용에 관한 연구는 상대적으로 이루어지지 않고 있다. 이에 본 연구에서는 리모델링 사업주체인 공동주택 소유자들이 사업초기에 활용할 수 있는 사업성 측면에서의 리모델링 의사결정 프로세스를 제시하였으며, 사업타당성을 검토하기 위한 모델을 제시하고자 한다. 이를 위해 문헌 고찰 및 전문가 면담을 통해 리모델링 사업의 수익과 비용에 영향을 미치는 요인을 분석하고, 각 요인을 고려한 평가항목 및 평가기준을 수립하였으며, 리모델링 사례조사와 다중회귀분석을 통해 헤도닉 가격기법을 이용한 리모델링 사업의 수익/비용 예측 모델을 제시하고자 한다.

Most Aged-Housing Remodeling Project is going with a vague expected profit without an certain index or standard for the decision making. Also Aged-Housing Remodeling Project is simply started after a rough calculation of the cost and the income for an apartment remodeling. Due to the lack of knowledge for the remodeling, lack of profit caused by official disapproval for the vertical building extension, limitation of space caused by the existing building structure, unprofessional business subject and delay of remodeling business, Aged-Housing Remodeling market in domestic is activated have not been. Due to the slowdown in the remodeling industry practices, and cost less because of lack of relevant data, there is shortage of research for evaluating profit and cost of Aged-Housing Remodeling. In this study, I suggest that Aged-Housing owners can take advantage of the early decision-making process model in terms of feasibility and Profit/Cost Prediction Model on Aged-Housing Remodeling. For this purpose, literature review and interviews with experts in remodeling factors affecting profit and costs are analyzed, established the evaluation item and criteria. Through case studies and multiple regression analysis, Profit/Cost Prediction Model of Aged-Housing Remodeling Project is proposed using hedonic price model.
